I've started cold calling local hospitals and larger businesses trying to see if I can secure a contract to provide them with a place to house their traveling professionals so more to come on that. 

(We don't want government officials coming after us and it being on our burden to prove why we're exempt.) 

IE is it just effectively a secured parking lot that renters can come and go as they please with minimal oversight? 

Assuming everything turns out with the check I sign the lease and get the security deposit.

We create a Joint Venture Agreement with the Homeowner and then file a Notice of Interest against the home as our security. 

I have even heard interviews of officials (I think from the Office of Thrift Supervision) where they say they also have never heard of it being enforced.

Is this something I can deduct from their security deposit if there is more damage due to them not notifying me immediately?

Right, once you have it recorded, you've now officially "clouded" the title and no one can go around you.

This seems unnecessary currently.I am looking for more security but with a good balance of ease of use.
