My recommendation is do some grass roots due-diligence.

Lets understand numbering each tree, selecting trees based on sun positions, shade positions, root positions, native bird positions, maintenance costs, assetic positions, this thinking is perhaps more advanced than most communities. 

If the property has trees or heavy vegetation roots growing into the pipe can clog it.

original electric  maybe 60 to 100 amp , not enough for today , old steam boiler  ,  galvanized plumbing ,  terra cotta sewer pipe clogged with roots , 3 layers of shingles on a 12/12 pitch roof ,  termites , Lead paint , no fire escapes ,  the list goes on .     

Sure, investors (flippers) will default in the middle of a crisis when housing bubbles pop; but it wasn’t the root cause.
