I'd still probably wait til after you close to have them walk it with you so you can tell her what you are and aren't going to do.Maybe she assumes you'll be repainting the entire house and replacing all the light fixtures.

You just want a ball park, and I can give you that.In general, I categorize flips 3 ways; lipstick on a pig, light rehab, and full gutLipstick on a Pig - $2K-$6K - This could be as little as giving the property a GOOD cleaning, to repainting, replacing some light fixtures and ceiling fans, buying new appliances for the kitchen, and cleaning up the landscaping.

For example, 40% of mortgage interest and property taxes gets deducted as personal, and the other 60% as rental. 60% of insurance and utilities gets deducted on the rental schedule, and 40% is personal and non-deductible. 60% of the house cost (tax basis) is used for depreciation.If repairs are applicable to the entire house, like say windows or repainting outside - you use the same 60/40. 40% is personal and non-deductible.
