Here are my total numbers since closing back in Oct/Nov:Upfront costs: $48,516.46 (closing, downpayment, inspection, appraisal)Mortgage Payments: $7,150.92 (P&I, escrow)PM Distributions: $15,761.66 (rent collected minus repairs, pest, PM fee, gardening/landscaping, etc.)

I loved even better brainstorming with my new tenants about little extras they might want: a fenced dog yard, landscaping, better parking, raised veggie garden beds.It struck me that landlording is a caring profession.

That may be an issue.That said, maybe if you have a larger, less developed lot that does not match the average buyer's ideal, think about a targeted niche buyer, be it a gardener that wants a blank slate, even the urban chicken yuppie crowd, or a large dog owner, etc....

I worked for a big syndicator in the 80s they had 5 k clients 250 props mainly 10 to 30 unit garden apartments from SF to Sacramento and some larger stuff.But how they did theirs was they were real estate brokers so they got the 3% RE fee on purchase.. ( was a broker as well and I got a piece of that when I brought a deal in) then they took 10% equity and they owned the management company..
