While I am studying for my license, I had been toying with creating a business plan to facilitate my transition to a realtor, and part of that idea included doing exactly what you have suggested.  

I work with a lot of investors to help them facilitate short sales and other sensitive transactions with distressed borrowers and assets.

Stockton has very fair tenant laws and in retrospect we should have not tried to facilitate the tenant, but given 60 days notice right then.  

Take time to map out your goals before you design the LLC so it will operate for you and be flexible in facilitating your stratigies.

Are there big differences between companies that facilitate the self directed IRA used to invest in real estate?

I was able to find the property and make a meeting without a broker so am wondering if I even need to use one or can use my real-estate lawyer to facilitate the deal?

I know that I could broker notes that our bank would not be interested in, but I could not in good conscious try to facilitate a deal during my business hours, so getting around that will be difficult.

If it were me, I would do 1 of two things:1- Hold it, pay it off after a few years with the cash flow and then its all profit to you.2- If there is a larger unit available that caught my eye, I would use the equity to facilitate that purchase.

In order to discount the price we are working without a buyers agent and just have a facilitator to do the paperwork.
