Wife and I live in Vail but are looking to buy a cabin property where we can use the property on occasion and STR.  

I have witnessed this first hand on a couple of occasions. 

On at least 3 occasions, I had to tell the sellers that the changes their attorneys wanted made, violated Texas Property Code.Then they would say..."..well, let's just go with what you have then."

I am not a member but I have been an invited guest speaker on a few occasions and know the owners of the club..good guys very very smart and in TUNE with THIS market... now to be fair I have never gone to a NW REIA meeting... although I have attened others through out the US>and you have to be careful with those some times they are pitch fests..

Our property manager handles tenant screening, lease paperwork, rent & late fee collections, tenant phone calls, and on rare occasions the necessary eviction. 

I like investing close to home (I live in Provo) - it just makes showings so much easier, I drive by my properties on occasion,  and I can always run over in an emergency.  

That being said, on very rare occasions if the tenant cleans to a "move-in" standard, I waive the fee.

I have had on one occasion a couple of years ago, where the daughter called and berated us and threatened to sue because we allowed his brother to remove the belongings and clean up the property.

On numerous occasions she has told me she will slaughter anyone who tries to rape her daughter (whom doesn't even live in this state).  

On rare occasion, someone would say "the loan is current" so I put down zero for that number without questioning them.
