Kel,If you meet all the conditions on the inspection forms, it's a piece of cake.

Getting your license is cake I cant believe anyone wouldn't want to do it but I can only speak for myself.

When the city of Anaheim stopped issuing new STR licenses, (before the unexpected ban), a house with a good STR record would sell for $750k with furniture, guests, etc (turn key) while appraised hardly at $450 as a RE property.

He's not a bad guy but I kinda feel like it was my cake and he just wants a bite.

Unless of course I had worked from that space it would have been cake.. but I did not.

Of the four homes I went in this week, one was decent (fairly clean, though needs flooring, paint, cabinets, appliances, etc), and the other three were a mess (trash all over, nasty carpets, old cakes on grease and cockroaches in the kitchen, etc).

We eventually outgrew the space and moved the meeting to JT Schmid’s in Anaheim.

The triplex is in a small community that is quickly growing (Walmart home office country, Tyson foods, Little Debbie cakes), so I'm trying to head off any problems before I get there.

If they remained with the $50k assessment, the cash flow would be almost $700 - that would be icing on the cake.
