When we reached back out to the Title agent whose name I shouldn't  disclose we were told that 2 uninterested witnesses were needed to sign an heirship affidavit in order to clear title because the original Title agent falsified the commitment.

There is no point, imo to record a document binding you and the seller together if there is not a "witness".Also, ask your county clerk what they consider the "Legal Description" to be...my county does not allow the property address or the tax lot number, yours might be the same.

They never met one single deadline and ultimately payed our car off late even though they swore that it would be sent several days prior to close, it was never even sent - luckily it was the only late in the etire history of paying off the car so they backed out the late fee and fixed the records to reflect on time payment - working wit Tri-Counties was an absolute nightmare.
