Tenant is responsible for said ESA, and is aware that any damage to Landlord's property, other occupants of the house, visitors and neighbors will be the sole responsibility of the Tenant for which damages will be sought directly from Tenant.

However, if you do buy a house in SATX you will most likely have the same problem in a few years, that the rent won’t cover the mortgage- unless you find a screaming deal.

I would speak with previous landlords, previous employers and even college advisors to make sure things will work well.I would make it clear in your lease that visitors can't stay more than 10 days per semester.

The city continues to grow rapidly, jobs are steady and paying well, younger people are coming into the city which is contributing to more tourism and visitors in general.

Unless you have a screaming deal on a piece of land, or some way to get heavy discounts on materials and labor.
