The buyer does then "own" all rights to the position in the contracts, even though their name(s) aren't listed on there as the buyer (they have the assignment docs & all the disclosures that prove their ownership).But what I recommend doing is having the attorney print out an additional set of docs (with identical terms) so the new buyer can sign that set with the seller directly (sometimes some utilities require the tenant buyer to show a lease between them & the seller directly).

I could verify that the amount of money the person claims to make can also be verified, it will tell me if the person has only 10 bucks left in the account as well.

Don't assume this one can until you at least verify that he's competent and can keep on-schedule and on-budget with just one project at a time (most can't even do this).

Once the lender identifies themselves and provides proof of identity by way of the mortgage, the insurance company will keep the lender on the mailing list at the same time as the borrower for policy renewal, etc.

The point is you cannot pay for what you cannot verify and must price in the risk.Example seller shows a building getting 3,000 a month in rents.Shows his deposits and says the tenants pay cash and to TRUST HIM.It may or may not be true but if you can't verify on your own that it's true you must price it like it is not.You always have to dig down and see what the sellers are hiding and the TRUE reasons for selling.What they tell you on the phone most of the time is what they want you to believe.You have to find out the real reason and decide if you want to take on that particular problem or not.
