Would love to hear people's experiences (opinions welcome too) :)Details- I am starting to buy in Allentown, Bethlehem and Easton area or Lehigh Valley- Some properties advertise "comes with clear CO" like it is a benefit but others casually say buyer responsible for CO so thoroughly confused- Heard some bad stories of buyer getting hit when bought w/o a CO but also that is not a big deal to have a clear CO at buying - Planning on buying single family + multi-families Not sure if I am overly safe and missing out on opportunities here.

It's priced accordingly, well below market value and I'll be able to rent out this 3BR 1BA for about $2400 once I update some things, add washer/dryer, and new coat of paint.Here's my question.. obviously I have to go through a portfolio lender to acquire, but then after that's all said and done.. how does one go about setting an HOA so that I can refinance out of that portfolio loan and pull out the cash from down payment?

If it is LVP or some sort of non solid wood chances are sanding will remove the top coat of the hardwood and while removing the burns would be harder to refinish but totally possible.
