To be rentable, it needs a garden cleanup and used kitchen stove.

I need 2 stoves, 2 refrigerators, 2 washers and 2 dryers.

While this can definitely work and make you some cash, it does have the draw back that you are living in your flip house. you might not always have runnign water, or a stove, or heat, or a place to eat a meal or even sit on a couch.

No other draws in that space other than standard lighting and appliances (no stove).The note regarding "Foreign Load" is something I will have to check out (anyone know if this is applicable in NC, or where/how I can verify?).  

If a I put all gold toilets, sinks, and stoves in my house it's value would be much more.

Oh, and as for price - I try to spend under $400 for new fridges, stoves, and dishwashers.

Needs a new roof, windows, boiler didn't work, stove and a lot of little things.

While it was vacant waiting for a tenant, the stove, washer & dryer & some other fixers were stolen.

In there, there is an ad for "apartment supply warehouse" where they stock those things common to rentals, toilets, garbage disposals, stoves, stove parts, etc., etc. that are cheaper than at Home Depot.  

Day 1 after closing I replaced the hot water heater and added a gas line in for a gas stove.
