The number of lots in a community had to do with state benefits concerning many things like voting rights, mill (one tenth of one cent) assessments, alcohol licenses (like the number of bars in a neighborhood with at least 100 lots, something like that).

No one has as robust of MFD ( multi function display) as tesla.. its just wicked smart. 

It doesn't always pencil out for everyone financially, but the technology is very robust and reliable at this point. 

I've used it for two years and was able to extend my tenants lease for an additional year very easily.The only nick I would give it is that I don't think the tenant screening is very robust, but it is adequate.

The QB Online screen load times are faster, reporting is more robust, and there is much more freedom to customize reports (this is my biggest frustration with Xero). 

It is understandable that people would think one doesn't need a robust software program when we first start out in this Industry.

As a first step, Creating a robust critical path that shows all of the key due diligence activities required to secure permits and breaking the process into Milestones allows you and the seller to understand and appreciate the time, cost and risks associated with the process.
