Determining the exact economic impact down to the $ will never be a precise calculation i.e. economic models give you a range but not a precise answer.

This is tough Terminix offers a pest control service to take care of things like this but it is quite expensive and didn't  do much in my opinion at least not for a long term rental.

The time to start controlling our own destiny is NOW. 

I guess for me when I buy NPN its for only one reason and that's to own the asset.. so I just look at it as is this a good deal to buy this house and how long will it take to me to get control rehab and resell.  

You need some sort of governmental controls to ensure the people who are entrusted to hold all of that money aren't criminals.

Aside from the ability to solicit interest, the benefits seem similar - can determine payout structure, retain control, etc.  

Also don't forget about rent control limiting rent increases to 5% / year if you are looking at units with under market rents. 

They don’t have rent control in Inglewood which is a plus too for investors .
