@Dan Heuschele Mistakenly, I failed to mention that my goal for house hacking here in LA is to significantly (30%-50%) reduce my living expenses, which I think is a reasonable goal for the market here and given the square footage I would need to live comfortably (I have 3 kids and 2 live at home).

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

If I'm not mistaken the tax basis of inherited property is generally the fair market value on the date of death, or the alternate valuation date if that value was used on the decedent's estate tax.
