If I'm not mistaken, the BIRT tax ID is the same as the city tax ID. 

@Dan Heuschele Mistakenly, I failed to mention that my goal for house hacking here in LA  is to significantly (30%-50%) reduce my living expenses, which I think is a reasonable goal for the market here and given the square footage I would need to live comfortably (I have 3 kids and 2 live at home). 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

In Sommerville you may also be dealing with first-time home buyers who are looking at condos because they want to avoid maintenance.Finally, I may be mistaken, but I don't believe there is any need to separately meter water.

I mistakenly went to look at it, a condo on the second floor, 2/2 for $400k.  

If I am not mistaken I do not think you pay taxes in those neighborhoods located on the east side. 

As well, if you think that the HOA wouldn't know if you had multiple tenants renting by room, you are mistaken.

I dont think I can evict someone who's not on the lease while a tenant is still residing there (perhaps I am mistaken?)

If I'm not mistaken the tax basis of inherited property is generally the fair market value on the date of death, or the alternate valuation date if that value was used on the decedent's estate tax.
