My question is that we are really looking for flips at this point but due to potential cash flow of this property, which i have yet to analyze, do yall think this could be a good candidate for the BRRR method or are there things i need to consider first that i may not have thought of yet?

BRRR are impossible to get under a VA but using the method above it is possible and paying 6 months worth of PMI in order to make deal seems worth it to me.

I have a bi-yearly contract with them to maintain the units and they currently have a new policy where they check for mold in the duct work by an intrusive method and they are finding slight mold growth and are recommending this device called Nasa Air Scrubber (~$1200 per unit).

If you're buying much quicker than that, I fear you might not have had enough time to do enough due diligence.The problem with your current method is that it leaves no room for error and is dependent on everything going right.
