As a property manager serving the Connecticut / Massachusetts border and the greater Hartford area, I can speak to a few of these. 

You can't confine your Central Florida rental search to just the small borders of Orlando city proper.

A $45k property back when prices were cheaper bordered low quality, but it certainly would now.

North end of 43608 that begins to border on 43612 is fine in my experience. (25 houses owned and managed for going on a decade). 43612 and 43613 are excellent "starter" zip codes but you will be fighting every out of town investor thus the property prices have doubled in the past few years.

If the property is located within 100 km of a border or 50 km of coast then it will certainly be more complex. 

First time poster here.Being from Canada, and with properties out here in Vancouver, it just doesn’t make sense for me to be investing here and South of the border just seems to better deals, cash flow, and growth.I understand that that may be a overgeneralized statement... but I want to do my homework and explore other options, namely in the States.Can anyone recommend advice or guides as to where to start for Canadians investing in the States?

If most places have tile tub surrounds, she'll do tile with some kind of border/accent/design.
