Everyone wants to bet on stocks but give me a stock that grows at 8% a year and pays a 5% dividend over a flashy tech stock that could crash overnight any day.

If you want cashflow you will have to invest in C/C+ or B- properties.

Is it because it is a C or D class neighborhood?

Do you have the right COR?

The zip code the house is in checks out as a nice C+ or better area where average days on market isn't more than 40. 

I am an objective investor and hate to see people sold a bill of goods, telling them they are in C or B class areas, when they are clearly D class areas.Swanny 

For me personally, I do not like to bet on appreciation or rents rising.  

You file that under your own LLC or under your Schedule E on your returns unless you file a Schedule C or other sole proprietorship forms.You do not claim income from a previous owner and pay taxes on their Net/Gross from a previous P&L.

I'd much prefer a lower CoC return from a B+ or A area vs. a higher CoC return from C or lower. 

As Evan said, Cincinnati and its suburbs are very block by block, some areas that are considered B class, can be a few blocks away from C or D areas.
