I have seen some professional tenants get away with not paying rent for 3-4 months, living in the place and damaging it, all while the eviction court spins its wheels.

There by spinning the return COC into the 100 to 300% rule. 

I have already had my head spinning from trying to absorb everything. 

On market.Doesn't seem motivated.Near Boston.Don't have that cash but you're making the wheels spin.

The issue of a contractor build selling with SF is pretty easy to get around, build under a contract with another entity and have that entity sell it.As three sales are allowed, use the contractor strategy with other investors to spin a property off and allow them to SF the deal and the contract can be sold later on.

I believe there is an opportunity right now in this space to spin up an alternative solution.
