Creative financing while sounding creative and cool is very tough thing to actually do in robust markets when you have a whole legion of wholesalers offering cash any one with any kind of forethought or talk to any agent will realize a well price property will be sold for cash in a matter of days on MLS..

All of these should be presented on the basis of Total Cost, Cost p.s.f. on NRA, Cost Per Unit and as a % of Total Project Cost.A robust pro forma should also allow modeling of the % applied to Investor/Developer Equity Contributions and Ownership positions to share cashflow, refinance proceeds and sales income.

Hi Gregory, I was searching to see what others do for a screening process because maybe I need to make mine more robust. ;-)We've had these 3 units in service for about 18 months, 13 renters, with no other terrible renters.
