There are some stipulations, but it can be a powerful strategy.Any debit instrument must be non-recourse, meaning no personal guarantee from you or any disqualified party to the IRA.This limits the choice of lenders.

Got rid of them when I got my first mortgage and only used it like a debit card before that (to establish credit and would pay off full balance every month).

I do think that if the other agent is easy to work with and pulls a lot of the weight (as often buyer's agents do) a nice bottle of wine and a pre paid gas card would be a very nice gift!

If it's a smaller property, you might be able to get away with just a handyman, but he's got to be able to collect rents for you if you don't have a way of automatically collecting them from tenants, such as direct debit, if that's legal where you are looking.

What about the route that @Robert Herrera mentioned if say "bob" wants to prepay for 4 months can I just get them both signing an acknowledgement stating that the months of April and may are being prepaid.

The majority of your closing costs are based on a percentage of your loan amount and in most cases, 52-55% of those are for pre-paids for insurance, taxes and interest.
