I have never done quite that, but when renters move in the spring, we like to give them a $30 discount on rent for "planting flowers" in the garden out front.

@Greg Moss, dealing with an agent has many benefits over Roofstock. (1) No .5% marketplace fee, (2) contingencies in place, (3) ability to renegotiate for repairs or price after inspection, (4) can negotiate to have seller pays closing costs, and (5) a greater pool of properties to make offers on.

When you have a regular maid, a regular gardener or even a regular handyman, who are not independent contractors, licensed and insured, in case of accident, they "may" come after you based on the "regularity" of their employment.

Somethings we do are offer grocery gift cards for our tenants when they move in, supply a community garden space where tenants can plant their own vegetables, and ask great tenants if they have any friends or relatives that would be interested in living in the building (traits are often shared among the five people you are closest with).Closing thoughts: it is always cheaper to have a vacant unit than one that is filled with a bad tenant who is looking for the cheapest rent.

Where to live depends upon their personalities, of course, but I would recommend--for a couple working at those two hospital in the city, to live either Uptown, the Garden District, the Lower Garden District, the Irish Channel, Mid-City, or Bayou St.
