Are there any on-line government sources of truth for any particular city's future infrastructure/expansion/city planning plans or any private company tracking these initiatives? 

I already know that a change in zoning can directly impact the value of a property, but I'm looking for more than personal knowledge.BACKGROUND: I have a client involved in a zoning dispute with Planning and Zoning.The property was approved for commercial use 15 years ago, so the owner built some storage units on part of the land.

Do you plan to buy more rentals?

My next goal would be to rent it for that and not take any cash flow from the property yet just keep it in the reserves then try to refinance at a later date or see if the home appreciates enough And maybe I would be able to increase the rent later on u til I can actually cashflow  "Maybe" is a plan for disaster. 

That market also doesn’t have a Plan B, its STR or nothing. 

We would only plan to manage our own properties.Would there be any tax advantages, or any other benefits, to starting our own property management company?

Given his estate planning needs, he is also unmarried but is considering getting married if it makes sense.

I don't know if that's a reasonable concern or do you just plan on "X" number of months and hold it in reserves? 

Tenants leave the 15th and I plan to patch holes that evening and paint + hire cleaner on the 16th and have new tenants move in the 17th. 

We plan to be in this area for foreseeable future.
