Personally would find it much more fulfilling to be like @Aaron Mazzrillo and have a hard time dragging my a$$ out of bed before 10 without using an alarm.Better use of time is to find more and better deals so there is no need to "save" money by doing countless hours to back breaking manual labor.

You never have to go to a dirty gas station again and get hit up by countless homeless people for money.

BP, and countless others will tell you that you don’t have to quit your day job to do either.

There are books, tutorials, videos, countless free sources for information.

I'm spending countless hours on trying to research which tools to use.

I've recommend it to countless friends, clients and associates but right now I   feel like reverting back to the dark ages of requiring tenants to deposit cash/money order/cashier check into my account. 

I even have hired an assistant in my company to handle things I can do myself as have countless other organizations with employees. 

I agree that inflation is going to be an problem as I have stated on countless occasions on this board.

There are countless excpections to this rule when there is distress or improper management, which is what real estate investors TARGET.

I have read book after book....and subscribed to countless "guru" sites....all saying the same thing, "If I can do it, you can do it."
