My thing is passive cash flow and I can see how if prices/rates continue to rise, the cash flow on my deals will become thinner.

I haven't bothered to run the numbers on it though, because it's too rich for my blood ($$$). 

Right now, I need to refresh my buyers list, it's stale and needs fresh blood.

Nothing bad or good, just calling the shots. if your deals become thinner on margin of error, you'll look into some "programs" :)

I've found "gift of equity" but it looks like this is for family members by blood or marriage only.

thanks, AK if anything, the tenant bidding on the property means that they are happy with it and probably intend to stay long-term. that could also mean that they are ready to own and may not be renewing their lease. i wouldn't think that they would have bad blood because they were outbid....u never know though!

My old neighbor across the street is an engineer and he would constantly tell me brokers/agents were "blood sucking vampires" who shouldn't get paid anything.
