Her architect is cheapest she found but obviously is not very good and on top of that doesn't speak English that well... so now is charging on revisions).

The design process could be purchasing house plans online or working with an architect or house designer. 

We also had to have a commercial architect on retainer to finalize all the code compliance documentation complete with Fire Chief approval. 

Do you know if an engineer report is sufficient or do you need full floor plans by an architect?

If you plan on being an engineer, doctor, dentist, architect etc then it makes sense.

I'm a newly licensed Architect in Jupiter, Florida and looking into house hacking in the surrounding area. 

And now I am looking at a deal that I found out about from my architect that is currently drawing up designs for one of the commercial properties and vacant land I bought last year.
