Follow demographics.Longterm means growth and growth means immigration and birthrate.Too often investors make decisions based on today's numbers instead of future projections.It is not rocket science the births have already happened you get a 20 year lead up before they become renters you need to find the markets that are landlord-friendly, the population is booming, and doesn't have risky cycles like hurricanes.I am very conservative on my investments and I because of that I have been able to get huge rents and cashflow that would be hard to beat.

Between tariffs, nationalism/isolationism, anti-China sentiment, anti-immigration sentiment, record low unemployment, and onshoring, it means that prices for labor and materials are going to be much higher...they already are.You mentioned FL.

I don't know whats going to sustain this because middle income wages are not growing as fast as rents.If there is a dynamic such as high immigration rates then maybe it will be okay.I would agree if its not a good deal today I wouldn't count on it being a good deal in 10 yrs.
