I'm not sure where you're looking, but areas south of Portland are increasingly vulnerable to extreme weather -- flooding, beach erosion, and structural damage impacted many southern coastal towns this past winter. 

Believe it or not, but people buy them to live in them too...The other factor that dictate rise in prices is the cost of new construction.
