The above mentioned advice is generic but sound.

It's just really a game of over selling people to buy generic info that might not apply at all to their area or only partly.

@Delbert Standifer you should use the calculator on bigger pockets for rental properties to find the answer your looking for. too many factors are involved to determine a generic "cash flow" on a property $80k to $100k.

You will have much better results trying to call people and having knowledge of the property than sending out generic texts to hundreds or thousands of people daily.
