I'm currently piecing together a large renovation of a 1200 sqft home in Fells Point Baltimore near Patterson park, and I will be adding 550 sqft (2 level rear addition) to the home.  

The average rent for the rear ADU unit is $2400/month.I BRRRed this house (Buy, Renovate, Refinance, Rent and Repeat).

Move on to the next one, keep this one in your rear view mirror.  

This property sits on a 1/4 lot with a year around brook along the rear property line.

I am a home theater/projection enthusiast and I would also like to entertain the idea of implementing front or rear projection on 7-10' wide screens (can be done surprisingly cheap) to display sports and such.

I do not need more, but both acquiring wealth and acquiring RE are enjoyable to me so I suspect I will not sit the sidelines forever.  

It does have a carport in the rear but my phones are ringing off the hook at $675/mo.

Bill Gulley As a former Marine, i give myself regular kicks in the rear so I won't be heading any help. lol I agree with you on the legal and ethical approaches to this.
