I wouldn’t recommend using max leverage on everything and racking up credit card debt to cover cap ex expenses of course, but prudent leverage is much different than irresponsible debt.

If you end up needing an indemnity agreement, again fell fee to pm me, they are very common deals where there are post or pre closing possession agreements or situations where the purchaser elects to make improvements during the Seller's ownership so that there isn't a business interruption (commercial property - installation of racking or an upgraded Internet connection).
