Don't make things more complicated than unnecessary.

I believe they have been taking advantage of me making unnecessary repairs, charging exorbitant amounts for those repairs and most recently making me responsible for almost $15,000 dollars in damages for a tenant that skipped town. 

Sealing entry points should not cost that much even in the bay and the rat slab seems completely unnecessary. 

It's unnecessary to overcomplicate things.

Based on what I know, I would tell the Tenant that I won't perform any unnecessary repairs until they pay for the plumbing bill.

I sure hope things go smoothly considering the unnecessary emotional trauma me and my child have been through.
