Less open floor plans with smaller common areas such as living rooms and dining rooms typically are not as efficient for hosting people, and should definitely be a factor in considering a property to purchase. 

The flats are longish 2 bed 1 bath rectangles with a living room in the front, then dining room with a kitchen behind it on the left and the main bedroom (12x12?)

We also went with Ralph Lauren leather living room furniture, solid pine dining table and chairs, and log beds. 

, but for $599, the guru would throw in the toilet *AND* let you use the dining room.
