Some title companies can do simultaneous closings.

Since then, I've continued to grow my STR portfolio while simultaneously starting to venture into development (where you can multiply your capital more quickly). 

I think it is incongruent for people to say we should strive for a meritocracy and simultaneously berate death taxes.Am I off base here?

I did not due to permit requirements but mostly because I could not rent both out simultaneously.

We have talked with Chicago Title's senior escrow professional, and they told us it is not possible to structure a contract using "and/or assigns" with a simultaneous close in the state of Washington.

There are usually a few people in the area who specialize in land deals--many of them are not actual brokers, but people who may do take downs and simultaneous closings to gain a couple of points on the deal.
