If they did choose to compare it to other single families the comparables still support a strong refi however I'm also worried that there may be a deduction on it's appraised value based on the fact that if someone were to walk into the property and want to purchase it as a single family dwelling they would have to invest money to change the configuration of the property to restore it back to a single unit layout.

It seems reasonable to restore everything back to good rentable condition, and charge the renter for the damaged items and the labor (consider HUD service life remaining on the damaged items when costing).https://www.hud.gov/sites/documents/EUL_FOR_CNA_E_TOOL.PDFIf they can't pay, maybe work out payments, but be ready for a "Fly by Night" move out if the amount is a lot.Meaning you will probably have to eat the cost.Good Luck!
