Im not a lawyer and cannot give legal advice on what is a best practice but in Minnesota Purchase Agreements, are assignable and don’t need added verbiage to be wholesaled.

We are educated but we lack the practical experience, our heads go blank once we try to map out the process and due diligence with hard money lenders and contractors. 

Some of the thoughts are not practical - but lead to a certain way of thinking, of questioning things, of not necessarily accepting conventional wisdom or "the way things are".I often hear that "you cannot benefit from your IRA, nor can you benefit it". 

Watching probably over 100 podcasts by now it seems the majority of successful investors are against this practice as well.

Not a practical solution for most real estate investors here.  

Simultaneously, there's a reason why "rapport" is mentioned in every sales and negotiation book there is out there.
