Congratulation on the first step investment.I would recommend you to evaluate the cash on cash that you have in that house, looking at your GRM is really large.I don't your market and the size of your residence, those are things to consider in future.

Add to that whatever money he sinks into closing and repairs and you get your total cash in price - say 50k which he makes sure will total to just about 75% of the ARV, knowing his ARV is 67k.To get his cash back out, he refinances with someone that will pay him 75% of his equity portion of the ARV (in this case his equity is 100% so that is all 75% of the ARV, aka 50k).

I agree with the others that three months is way too long and indicates something is seriously wrong with the marketing.You (or the person marketing the property) need to really study the market and look for comparable homes (location, size, amenities, quality, price, etc.).

if you want Zero risk then park in your brokerage account and buy USFR, a wisdom tree ETF, pays 5.39% interest, holds 8 week UT treasury floating rate notes only, so you don't need to worry about FDIC or SPIC insurance as only way US govt doesn't pay is if we get nuked, then you won't much care about Yieldif you ok with mild risk, I put my emergency funds cash into a group of different BDCs i like, these are business development companies (mini-banks) that make loans to small to medium size companies.
