Happy there's a useful book on rehab costs, and even happier to be reminded there are people (contractors, real estate agents, experienced investors) who I could turn to for help, even if it comes at a bit of a cost.

I'm still a beginner, but it was over a year of interest and intent before I even bought my first property (which I found through word of mouth in the neighborhood).

Do your numbers forward and backward before jumping into those waters.With wholesalers, keep in mind they have mouths to feed as well.

each jusrisdiction is different.. talk to the surveyor and ask them what you need to do a lot split.. that's the best way to get to exactly what you need to do.. the rest of just speculation... you need to go to the horses mouth ..
