The 3 beds generally appreciate more and are in demand over the 2 beds.If you are going to buy a house it makes more since if equal to buy a legal 3 bed 2 bath that needs work to force value then buying a 2 bed for close to the same price that is already done to the nine's.If you pay a premium for a 2 bed finished nicely then usually not much equity growth there.Of course a 2 bed in an amazing area would usually trump a 3 bed in a marginal to bad area.
