My concern wasn't directed at you OR your success, but simply the methods of your delivery.  

I buy my appliances new from either Lowes or Home Depot, pay for them using both the 10 percent off coupons I purchase online AND gift cards I purchase at anywhere from 7 to 10 percent off their face value through Raise or Cardpool and take advantage of the free delivery and set up that both places offer and be done with it.And then I take the cost of these off my taxes.Gail

I am in CA and I do both standard and high end flips, but will skip high end in this thread.I purchase from HD or Lowes, I get 20% or more off appliances and free delivery.

I am going to budget that very $5K for the delivery of the 3 containers.

Renting the rooms and possibly tying in services for a part time aid (visiting angels) and meal delivery services (local grocery or Uber Eats).

Later, I collected rents via snail mail but postage keeps increasing and holidays delay delivery, not to mention, lost money orders are very difficult to dispute...besides, Cozy is free!
