Go to college and rack up at least $100k in college debt OR be a deadbeat service worker forever.  

Court can be a nerve racking experience for anybody. 

The repairs truly are minor: there is a section of a wooden fence leaning against a chain link fence that needs to be taken to the curb for trash pick up (it is not attached to anything), the concrete floor of the laundry room needs to be painted, the laundry dryer vent was installed backwards, weeds need to be pulled from near the crawl space vent, the front porch railing needs to be scraped and painted, and a few other things along those lines.

Unfortunately by the time they do that, the tenant can rack up a significant bill.

Pay the bill, deduct it from his rent payment and start racking up late charges.  

Bedroom got flooded, carpeting at drenched, wooden floor below damaged, as well as the walls.

If it is the former, then it is easy enough for her to get garment racks on wheels and some free standing shelving.

I know because the balls are always in the pockets (we re-rack it every time) and sticks almost always taken off of the rack and not returned there. 

I'm not judging them for not having dental insurance, I'm just saying if you are from San Francisco you will have huge culture shock just driving 4 - 6 hours north.When I was in Crescent City, that was during the 2016 election and there were literally huge altars to Trump, too - giant wooden structures with huge decorated Trump signs/banners, etc. 

Eventually I put a small wooden structure (called it a storage shed on the permit) and lived in that.
