May sound unnecessary to you, but recommend you make a checklist.1. 

If it's an unnecessary item, then I would either say no, we aren't offering that as part of the lease, or allow them to make that change at their expense by a qualified professional.  

We live by the mantra "Under Promise, Over Deliver" because that's how you avoid unnecessary acrimony for everyone involved and build long lasting relationships.

For a long term rental I see pools as liability and unnecessary expense.

I think asking the seller's agent to represent you would be a conflict of interest that is unnecessary for you to take on.

Also, I made some hefty repairs to make my property rent ready which now that I think of were unnecessary.

A reserve is unnecessary, but I still keep around $15,000 - $20,000 in my account.The point is, that you should sit down and assess your finances to determine what the worst-case scenario may look like, how much you would need to cover it without impacting your life, and whether you will need to build a reserve.

On thanksgiving last year our tenants wanted to grill on the one we had and asked if we could get them propane...If it were me I would just fill it up but since they asked we went ahead and asked her brother to fill up the tank and bring it to them.We want to hand off the property management in the near future with someone that has a good team in place as we do not want to put unnecessary stress on our family but most of the people we interviewed managed from out of state which is the same thing we do.

Also, if the seller came across said listing, depending upon your relationship with the seller, it could cause unnecessary friction.
