If your only value-add is a fresh coat of paint and carpets, a "C-bump" probably isn't going to happen.- Make sure you track when your future-comps close and become current-comps.

We put the stain in a small handheld paint sprayer,   And he put a coat of stain on the bricks while I followed behind with a dry towel, wiping any drips.

You can still get cheap ($25/gallon interior) paint that you won't be doing coat over coat.Good luck!!

Handles and pulls came from the restore and were about $1/ea~Bought all our paint from the restore... it was quite a bit cheaper but didn't cover well so we did a lot of coats.

Westland is west of Dearborn Heights, borders Garden City, Livonia, Canton, Northville, Farmington Hills, etc, etc.when i first saw it in march, it had a lot of junk, but the owners moved out yesterday and they had removed EVERYTHING from it. just super pleased. it was purchased for 60k and i am thrilled. the inventory is so low right now that i can patch some holes, put a coat of paint and literally have a bidding war at 85k. but.... that's not what i want. that's not what i am after. i want the "passive" cash flow. i want the monthly checks.
