@Ray Reed the "boarder" unit can be used by an owner/occupant in most areas without a stove in place.

The others were old and ugly, 1 house had a unit with just a stove & no kitchen...

Use an electric HW heater and electric stove instead of gas.

We always provide them with an efficiency so they have a fridge and a stove.  

You do not need to furnish Anything but stove -refrigerator- And maybe dishwasher , They could bring all the rest of their furniture including Washer/ dryer I will let you know it is nearly impossible to find a how to house hacking duplex that will cash flow while you are occupying the premises/ Living in the other side ..

I've used this company for one of my doubles here and they paid $225.00 for a a stove repair.
