If you do a deal like that again make it clear that you will get cost plus a percent, and make sure your hourly time is spelled out in the agreement and you will work x amount of hours a week managing it.

There was a lag in getting info due to the available HOA rep not knowing and the holiday to get rental restriction info since it wasn't clearly spelled out in the covenants.Found out today that they limit it at 5% of units or 7 total.

If you were my PM I would tell you to mount up, get tell them that if they do not toe the line they had best be looking for another place and every time they violate the lease you take appropriate action which is spelled out in the lease.

I also add no smoking inside the building in the addendum because I like to spell things out.Tenants tend to like me because I have pride of ownership and fix/upgrade things that need fixed, plus I show them respect.

If this is a business decision I would be holding to the 125K and have your realtor spell it out to the seller in black and white.
