As our minds raced and hearts pounded for what seemed like a lifetime, we finally heard the sirens of the four Memphis Fire Department trucks that sped to the scene in less than five minutes.Our prayers were answered as they cleared the smoke from the house and removed the extremely charred dryer in less than 15 minutes!

Yeah, I agree with Brandon Turner... a blog about your process would be of interest to other investors but I don't think sellers want/need to hear about all the behind the scenes stuff.... its like when you go to a restaurant, do you want to see 20 people sweating and going nuts getting food ready, nah you just want a nice experience and a good atmosphere. lol.

Most go out of business.Hope that helps,Sam ShuehSam this is a great point.. when folks ask why a rental is lost to foreclosure there is a lot of behind the scenes stuff and one of them is the business owner who finds themselves in trouble and now has to rip his rents and not pay his mortgage this was very prevalent in those days.. and it happens even today.. just too tempting when you have a bad stretch.. so then you have a foreclosure gets posted on the door and most of the time the tenant leaves  and there you go a vacant home

And be clear to the tenants you are not as immediate a response as the police and don't know the law as well as they hopefully do.Just handling behind the scenes puts you and the residents in a bad situation.
