So if I have the attorney draft a Loan Modification Agreement, do I need to file that document with the county (does it behave like a reconveyance where the old terms are absolved in place of the new terms).Or is the loan mod just a document maintained between the two parties and the old deed of trust remains unchanged?

As an aside I think given the way real estate has been much more financialzed in the last 20 years with much more investment into it than most of history (Flipping Airbnb etc didn’t really exist until the 90’s-00’s) I think it’s quite likely the housing market had corrections every 10-20 years and behave’s like a slightly less volatile stock market since it’s much closer to the stock market than it was in the past.
