Wouldn't an overall project plan try to get a good percentage with tenants over that first year period or is that unrealistic.

Speaking for myself... we provide our customers realistic schedules, and we're good at sticking to them (Barring acts of God or delays beyond our control)I would tend to say that if you have a contractor that you have to prod to get to completion dates, you've either hired the wrong kind of contractor or you set an unrealistic completion date.TL;DR - Hire a professional who will do what he said he will do.

@Steve Vaughan for clarity, you will likely have good actual financial results and, therefore, won't have a need for proforma results.Many commercial sellers and their brokers provide proforma results as if properties were full (even if they are not), rents were increased, and expenses reduced and it generates an unrealistic valuation.
