Himy neighbor contacted me with his plans to replace fence , however there is no issues with the fence common to my and his home, and I don't see any reason to spend unnecessary 3k to replace something which has no issue. there might be issues with his other side of fence, I have no idea, as his house is behind mine.how would you handle the situation ?

We need more cash to build quicker.I have been playing with the numbers and if we can cut out financing fees, relator commission, construction loan closing costs, etc... we can lower our sale price and the homes will easily cash flow.QUESTION -- If we have an investor with enough cash to fund the construction (with no interest), how can we structure our contracts to avoid unnecessary title / closing fees until after construction is complete and the investor gets his own mortgage on the property.We have purchased these lots this year, we have title insurance on the land.

Any appliances I will turn on/off, lights etc, faucets on/off etc.Now to put this to use in your case (an idea in qualifying renters prior to unnecessary showings) I would send all of these files to a dropbox that any interested tenants could have easy access to - a complete showing prior to entering in other words, a virtual walkthrough, simply include the dropbox link in Zillow 'for rent' add or mention it in the ad.

If I switch again, I will go to TenantCloud and deal with the unnecessary complexity. 

Totally agree and that's exactly why our personal choice for our family is not to have 'unnecessary' loans for college.Another consideration I found interesting in US is it's pretty much easy to find $125K-$140k jobs, it's so easy that the employer doesn't really check your school background.

It might be a nice to have to offer them a car rental option, but it's an unnecessary hassle in most cases.

I just don't want to overpay for developing something at a high-leg in the market with an election coming up and worrying about other outside factors that could derail the project thereby having me take on more and/or unnecessary risk. 

Fees will pop up out of no where with many lenders, so be sure to ask for all fees, as most of them are unnecessary and will be a good negotiating point for you.
