I would like to be as hands-off as possible in my investment, and I happen to have a colleague a few hours away who's thrilled with his property management company.

Westland is west of Dearborn Heights, borders Garden City, Livonia, Canton, Northville, Farmington Hills, etc, etc.when i first saw it in march, it had a lot of junk, but the owners moved out yesterday and they had removed EVERYTHING from it. just super pleased. it was purchased for 60k and i am thrilled. the inventory is so low right now that i can patch some holes, put a coat of paint and literally have a bidding war at 85k. but.... that's not what i want. that's not what i am after. i want the "passive" cash flow. i want the monthly checks. 

For them to take out equity growth before it falls again and buy a 7 plus cap rate in another state they are thrilled with that.Now they are not buying crappy areas but high quality areas with national tenants backing the leases.

My current situation as a co-op student makes me thrilled that I will have such an awesome opportunity to learn.

First time that's ever happened and I was thrilled for both him and me!
